Questions

Tenants will pay First Month's rent at Application. Then, before move-in, they'll pay a $1,500 Security Deposit. In total: First Month's Rent + $1,500.
Concessions may be applied upfront or taken as a rolling credit. If your lease starts by 8/1, it will qualify for 2 months free!

The free rent gets applied to the unit's account on Month 2 and Month 6 of the Lease. From there, you can choose to take Month 2 and Month 6 FREE — or deduct from the credit each month and pay the effective rent.

The Lease will read the Base Rent and note the concessions separately. You manage the concessions how you want.
Base Rent is the real rent — before any concessions are factored in. It's what the Lease will say.

Effective Rent is calculated by determining how many months are paid vs. how many months are in the lease. For example: $3,000 × 10/12 = an effective rent of $2,500. If you use a tool like ChatGPT, it can derive all sorts of options for you — effective rents vary slightly based on your lease term. Base rents are listed on this website.
Concessions are the same whether you sign a 12 or 24 month lease, but do vary based on when the lease starts. Two months free on 8/1 (and sooner) for studios, 1-beds, and 2-beds. One month free on 8/15 and sooner, all units.
We are tasked with filling the building by August 15 and cannot accommodate those start dates. We plan to be fully leased and occupied by September 1.
Unfortunately 75 Willow will not be open in June. We are looking at July for first move-ins.
Tenants separately pay: WiFi (Xfinity or Fios), Electricity (Eversource), and Water/Hot Water/Sewer (billed back quarterly based on usage — averages $1/day per person).

There are no other fees. There is no gas in the building — the city no longer allows gas due to emissions regulations. We have no electricity estimates yet as the building is new.
For the initial lease-up, the Owner will not be charging pet rent. This could change in the next lease cycle. 2 pet maximum per apartment home. No restricted breeds.
